I set up a new way of investing with a minimum annual return of 15% while avoiding with certainty most of the usual risks (bankruptcy, …).

About four years ago, I had a ‘click’. 

On a warm a summer day, I inevitably found myself in the predictable situation of being on the highway, somewhere between Paris and the Côte d’Azur. During the trip,  the radio announced 900 km of traffic jams. Upon reviewing the various radio stations, I systematically relapsed on programs evoking the rise of unemployment in France, the sluggish economic environment, then I was intrigued by a program that expressed the thoughts of the creators of UBER. It is clear that the emergence of UBER is as a result of the conjunction of specific social situations followed by in-depth reflection.

This recent socio-economic concept, which was on everyone’s minds, refined my entrepreneurial spirit.

With half a century of experience in the finance sector and in the development of real estate projects in particular, I decided to embark upon a project, by creating luxury hotel “5 stars” at an unbeatable price for vacation. After an 18-month search, I finally found the lands of my dreams, helped by someone from the local political world to bring together all the different owners of this land ideally suited to the project.

No bank credit will be required for the construction operation, whose total cost is estimated at USD 426,725,632, including a hotel complex with golf and villas, tennis court, football field, Marina, 30 high-end villas from 1,000 to 2000m2 on the edge of the beach.

The creation of an investment fund will be set up at and will be controlled by Mr. Carlos Bedran, assisted by a lawyer, Mr. Mathieu Pouletty.

The investments will be subject to the capital invested at an interest rate of 5% per annum during the first year and from the second year to the third year the interest will be increased to 25% per annum but with possibility of early repayment at the end of the second year.

The first luxury hotel ***** will be built by the company “KEY HOTELS / CONSTRUCTOR” under my brand “KEY HOTELS & RESORT”. I will ensure the Presidency as part of a new way of thinking about investing and winning.

The hotel “KEY HOTELS & RESORTS” will be built on the initiative of a new corporate structure, currently independent of the investment company. This project will never be mortgaged or other guarantees, the realization will be through a fundraising, self-financing and own funds.

KEY HOTELS & RESORTS has land on which will be built 1800 suites of 60 m², 90 m² and 120 m² bordering the beach over 600 meters and more, where will be built an international golf course with 18 holes. This will be accompanied by the following: a shopping center, children’s play center, nursery, theatres,  restaurants, bars, clubs, lounges, fitness centres, including gyms, and basketball courts, on top of saunas, and jacuzzis.

Investors will be secure as KEY HOTELS & RESORTS ‘operating revenues will be
USD 60,000,000 in net income per year.  

After having repaid the investors and the cost of the constructions and others, here is the estimate of the real estate complex: walls + goodwill = USD 600,000,000 and bank USD 450,829,368
That is a total value of 
USD 1,050,829,368 .

The first KEY HOTELS & RESORTS hotel will be established in Thailand or the Dominican Republic, and I hope to expand upon this project by further creating other hotels in several other touristic destinations around the world.
